What can appear on a Florida seller's closing statement?

Documentary stamp tax

Florida taxes deeds based on consideration. Outside Miami-Dade, the rate is $0.70 for each $100 or portion. Miami-Dade uses $0.60, plus a $0.45 surtax when the transfer is not only a single-family dwelling.

Mortgage and lien payoff

Use a dated payoff statement, not the loan balance shown in an app. Interest, recording, release, advance, and other lender figures can change the amount due.

Brokerage compensation

Do not assume a standard percentage. Compensation and any offered buyer-broker payment must come from the agreements and transaction terms that apply to your sale.

Title and settlement

The contract and local practice affect who pays for an owner's title policy, closing services, recording, municipal or lien searches, and related work. Ask the selected closing provider for an itemized estimate.

Taxes and associations

Property taxes may be prorated, and associations can produce estoppel, approval, transfer, assessment, or other property-specific items. Use written figures for the expected closing date.

Repairs and concessions

Inspection negotiations, buyer credits, home warranties, moving arrangements, and contract defaults can change the net. Enter only terms that are agreed or reasonably expected.

Build a dependable seller net sheet

  1. Start with a realistic sale-price range. Run more than one scenario instead of treating the highest estimate as guaranteed.
  2. Order the payoff. Include every loan, judgment, or lien that must be cleared.
  3. Read the contract allocation. Confirm title, settlement, association, repair, concession, and brokerage items.
  4. Update the tax proration. The closing date and local tax cycle affect the figure.
  5. Keep a reserve. The title company or attorney's settlement statement is the controlling closing estimate—not this tool.

What percentage should I budget for seller closing costs?

No single percentage is dependable for every Florida sale. A financed property with negotiated credits and seller-paid title items is different from a debt-free sale with different contract allocations. Itemize the actual inputs.

Who pays title insurance in Florida?

The signed contract determines the allocation. Local practices vary, and buyer and seller can negotiate terms. Confirm the owner's policy and settlement charges with the selected closing provider.

Why does the calculator ask whether the property is in Miami-Dade?

Florida DOR publishes a different deed-tax rate for Miami-Dade and an additional surtax for transfers other than those involving only a single-family dwelling.
