Compare the tax you actually pay
Georgia DOR reports a flat 4.99% individual income-tax rate for 2026. Florida does not levy an individual income tax, but that headline is only one line in a household budget.
The move year requires its own calculation. If you are a Georgia legal resident for only part of the year and must file a federal return, Georgia DOR says to file Form 500 and complete Schedule 3. Georgia-source wages, rents, and business income can remain relevant after the move.
Do not estimate savings by multiplying total household income by 4.99%. Start with income that Georgia actually taxes, account for deductions and exclusions, and ask a qualified tax adviser how residency and Georgia-source items apply.
Retirement income needs a source-by-source review
Georgia DOR says taxable Social Security and railroad retirement shown on the federal return are exempt from Georgia income tax. It also provides a retirement-income adjustment for qualifying taxpayers age 62 or older, or permanently and totally disabled, subject to the current instructions and limits.
A retiree may therefore save less than the headline rate suggests. List Social Security, pensions, annuities, IRA withdrawals, investments, rental income, earned income, and military retirement separately before comparing the two states.
Rebuild the housing budget for the exact Florida address
Georgia side
- Income tax actually paid
- Current county, city, and school property tax
- Georgia homestead or local benefits
- Net sale proceeds after payoff and costs
Florida side
- Post-purchase property-tax estimate
- Homeowners and possible flood insurance
- HOA, condo, or CDD obligations
- Transportation, utilities, and maintenance
Florida property taxes are local. An eligible permanent residence may receive homestead exemption and later Save Our Homes protection, but the prior owner's assessed value and exemptions do not transfer to you. Use the purchase price, expected ownership date, and exact taxing district.
If you are selling first, use the Florida seller closing-cost worksheet as a model for itemizing sale proceeds rather than relying on a generic percentage.
Choose a Florida routine, not just a shorter drive south
From metro Atlanta
For airport access, professional services, dining, and major healthcare, compare Jacksonville, Orlando, Tampa Bay, and South Florida. Test neighborhood-level traffic and daily routes.
From coastal Georgia
Northeast Florida can preserve Atlantic access and a shorter connection to Georgia. Compare storm exposure, flood questions, bridges, work routes, and insurance property by property.
From North Georgia
Florida's flat terrain and heat change outdoor routines. Inland North and Central Florida can offer space, springs, lakes, and smaller-city living, but the landscape will not replicate the mountains.
From South Georgia
North Florida can keep family ties closer, while Central and South Florida offer different airport, employment, beach, and winter-climate tradeoffs. Let the weekly routine decide.
Quote insurance before the contract clock runs down
Florida DFS says homeowners pricing can reflect the property's location, dwelling coverage, and fire protection class. A policy can also have a separate hurricane deductible, and homeowners insurance does not typically cover flood damage.
- Request address-specific quotes. Provide roof, construction, electrical, plumbing, occupancy, and mitigation details.
- Convert deductibles to dollars. Compare hurricane and all-other-perils deductibles with coverage.
- Review flood separately. Check mapping, elevation, drainage, lender requirements, and a flood quote.
- Protect the timeline. Leave room for inspections, underwriting questions, association review, title, and appraisal.

Coordinate the Georgia sale and Florida purchase
- Calculate usable Georgia proceeds. Include payoff, selling costs, moving, storage, temporary housing, and reserves.
- Tell the lender about job and occupancy changes. Remote work, a new employer, or a sale contingency can affect underwriting.
- Shortlist two or three Florida regions. Compare everyday routes before touring dozens of unrelated markets.
- Verify the home. Price taxes, insurance, flood, association obligations, and inspection findings before committing.
- Keep a timing buffer. Wires, lender conditions, repairs, weather, and movers can disrupt a same-day chain.
Make the residency story consistent
- Document the move date and the facts supporting the change of legal residence.
- Address Georgia-source income, rentals, businesses, and the part-year return with qualified advisers.
- Update driver's license, vehicle, voting, insurance, financial, estate, mailing, and primary-address records as appropriate.
- If eligible, file Florida homestead with the county property appraiser by the applicable deadline.
Frequently asked questions
Will I save 4.99% by moving?
Not necessarily. Calculate from income Georgia actually taxes after applicable deductions and exclusions—not gross household income. Georgia-source income may also remain taxable after a move.
Does Georgia tax Social Security?
Georgia DOR says taxable Social Security and railroad retirement reported on the federal return are exempt from Georgia income tax.
Is Florida always cheaper than Georgia?
No. Compare the exact home's post-purchase property tax, insurance and flood decision, association charges, utilities, transportation, maintenance, and the cost of reaching family or work.
